Terms of Service

ListReady Group (“ListReady,” “we,” “our,” or “us”) is a Kansas City–based real estate listing-prep service. We provide photography, repair coordination, and a customer dashboard to help real estate professionals and homeowners prepare properties for sale.

These Terms of Service (“Terms”) govern your use of our website, our customer dashboard, and the services we provide. By booking a job, creating an account, or using any part of the platform, you agree to these Terms.

We currently offer two service categories:

• Photography & media: on-site photo shoots, aerial photography (where applicable), editing, and delivery of final image files for use in real estate listings.
• Repair & listing prep: coordination of tradesmen for repairs, touch-ups, and turnover work prior to a listing going live.

Specific deliverables, timelines, and pricing for each job are described in the estimate we send you. The estimate, once accepted, together with these Terms, forms the agreement for that job.

You may book a job as a guest or as a registered customer. For every job we deliver an itemized estimate. The job is not confirmed until you accept the estimate. We reserve the right to decline any booking at our discretion, including jobs outside our service area or jobs we judge to be unsafe or unsuitable.

You are responsible for ensuring our team has safe, legal access to the property at the agreed time. You represent that you have the authority to authorize the work being performed, or are acting on behalf of someone who does.

If a property is unsafe, occupied without consent, or otherwise inaccessible when our team arrives, we may cancel or reschedule the job and a trip fee may apply.

Pricing for each job is set in the estimate we provide. Unless the estimate says otherwise, payment is due upon delivery of the completed work. Sales tax is applied where required by Kansas and Missouri law.

We are introducing online card payments through Stripe. Until that integration is live, we will invoice you directly and accept payment by the method specified on the invoice.

Past-due balances may be subject to reasonable collection costs. We do not deliver final image files for amounts that remain unpaid past their due date.

You may reschedule a job at no charge by contacting us at least 24 hours before the scheduled time. Cancellations or rescheduling requests inside 24 hours may incur a trip or short-notice fee, which will be reflected on your invoice.

If we need to reschedule for weather, safety, or circumstances outside our control, we'll work with you to find the next-best window at no additional charge.

For photography jobs, once an estimate is paid in full we grant you a perpetual, non-exclusive, royalty-free license to use the delivered images for marketing the photographed property, including in MLS listings, social posts, brochures, and your brokerage's own marketing materials. You may not resell or redistribute the raw image files outside the scope of marketing that listing.

ListReady retains the copyright to all images we produce. We may use delivered images in our own portfolio, marketing, and social media unless you ask us in writing not to.

Repair work is performed by independent tradesmen we vet and coordinate. The tradesman's quote is passed to you for acceptance before any work begins. Workmanship warranties, if any, are provided by the individual tradesman; we'll surface those terms on the quote.

We're not licensed contractors and don't perform structural, electrical, plumbing, HVAC, or other regulated work ourselves — we coordinate licensed professionals for it.

You may create a customer account to track jobs, view files, receive invoices, and message us. You're responsible for keeping your login credentials secure. Notify us promptly at the contact address below if you suspect unauthorized access to your account.

You agree not to:

• Use the platform for any unlawful purpose;
• Upload content you don't have the right to upload, including photos of property you don't own or represent;
• Attempt to access another customer's account, files, or jobs;
• Interfere with, probe, or attempt to compromise the security or performance of the platform;
• Reverse-engineer, scrape, or rebuild the platform for competitive purposes.

We offer an in-app AI assistant to help answer questions about your jobs and the platform. The assistant's answers are generated by large language models and may be incorrect or incomplete. Don't rely on it for legal, financial, or safety-critical decisions — reach a human at ListReady for anything that matters.

To the maximum extent permitted by law, ListReady's total liability for any claim arising out of or relating to the services or these Terms is limited to the amount you paid us for the specific job giving rise to the claim. We are not liable for indirect, incidental, consequential, special, or punitive damages, including lost profits or lost listings.

Nothing in these Terms limits liability that cannot legally be limited.

You agree to indemnify and hold ListReady, its team, and its contracted tradesmen harmless from any third-party claim arising from (a) your breach of these Terms; (b) content you upload or instructions you provide; or (c) your failure to have the authority to authorize work on a property.

You may close your account at any time by contacting us. We may suspend or close any account that violates these Terms or that we reasonably believe has been used fraudulently. Sections that by their nature should survive termination — including payment, licensing, liability, and indemnification — will survive.

These Terms are governed by the laws of the State of Missouri, without regard to its conflict-of-laws rules. The exclusive venue for any dispute that can't be resolved informally is the state or federal courts located in Jackson County, Missouri.

We may update these Terms from time to time. If we make a material change, we'll post the updated Terms here and update the “Effective” date above. Continued use of the platform after a change means you accept the updated Terms.
